Manage team of cell site specialists and
participate in the acquisition of real estate interests for the
construction of new cellular base station towers and leasing tower space
to other wireless carriers. Ongoing administration of lease contracts,
including compliance, modifications, and renewals. Report to the
Director of Real Estate and work closely with other cell site
specialists, engineers and project managers. |

Responsibilities |
Management:
- Supervise the team of cell site
specialists, assigning work, handling work load issues, reporting
and tracking progress of their work and development as associates.
- Drive collocation revenue to grow
the business while ensuring the current and future viability of the
network.
- Develop and implement processes and
procedures to increase work flow efficiencies within the cell site
team.
Operations:
- Negotiate and prepare legally
enforceable leases, purchase contracts, easements and related
agreements for acquisitions of cell sites and the collocation of
cell sites.
- Facilitate the closing of sale for
real estate acquisitions, including document recording and obtaining
appropriate title assurances.
- Review, interpret and modify
existing leases and related agreements.
- Supervise the creation, location and
maintenance of database records and real estate files.
- Provide advice and guidance to field
personnel in real estate lease and acquisition transactions.
- Provide progress, status and summary
information on cell site activities and real estate holdings.
- Review conditions of title to land
and resolve title issues.
- Review Architectural and Engineering
drawings and surveys for tenants collocating on US Cellular towers.
- Provide due diligence information to
prospective tenants regarding tower and foundation design,
environmental information and underlying land interests.

- Bachelor’s degree required. A graduate degree
in law, real estate, and/or finance highly preferred.
- 6 to 8 years experience in a
comparable position at a wireless carrier, tower company, law firm,
title company, real estate acquisition /broker/leasing/management
company.
- Strong people skills, organizational
skills and process skills. Ability to measure performance and manage
on the basis of these measurements. Ability to effectively
distribute workload among the team.
- Strong written and verbal
communication and analytic skills.
- Familiarity with Microsoft Word and
Excel.
- Occasional travel may be required.
